South Jersey has more old brick than people realize. Drive through Moorestown, Haddonfield, Woodbury, or the older parts of Cherry Hill and you will see brick chimneys, brick front steps, brick foundations, and full brick faces from every era between the 1920s and the 1970s. Most of it is still standing because the bricklayers back then knew what they were doing. The mortar is what gives out first. After 25 years working masonry around here, almost every repair call I get starts with the same line, the mortar is crumbling and the bricks are getting loose.
The single biggest mistake I see on older homes is hard portland cement mortar packed into joints between soft historic brick. The portland is stronger than the brick. So when the wall expands and contracts with the seasons, the brick face is what cracks instead of the mortar. I have replaced too many spalled brick fronts on Moorestown and Haddonfield homes that started life as a tuck pointing job done with the wrong mix. Lime rich mortar belongs on old brick. That is the rule.
Tuck Pointing Old Joints
Tuck pointing is grinding out the failed mortar to a proper depth, cleaning the joints, and packing in fresh mortar that actually bonds. The depth matters. Too shallow and the new mortar pops out in a season. Too deep and you risk the brick above. I cut to the right depth, blow the joints clean, and pack the new mortar in lifts so it cures full and tight. The mortar color is matched to what is around it so the repair blends instead of standing out as a patch.
Brick Step And Stoop Rebuilds
Front steps and stoops in towns like Cherry Hill, Stratford, and Clementon take a beating. Snow, salt, water sitting on the treads, freeze thaw underneath. Eventually the mortar lets go and the bricks start to walk. A quick patch with caulk or a smear of fresh mortar over a loose brick is a waste of time. I tear the failing courses out, rebuild the base if it needs it, and re-lay with proper mortar joints and a slight slope so water runs off instead of pooling.
Chimney Crowns And Stack Repair
The crown at the top of a brick chimney is what keeps water out of the stack. When it cracks, water gets in, freezes, and pries the top courses apart. By the time you see brick laying in your gutters, the damage is well underway. I rebuild the top courses, form and pour a new crown with the right slope, and seal the joints so water stops finding its way in. For chimneys with structural lean or full failure, I will give you an honest call on whether it is something I take on or whether you need a specialist.
Stone Work And Veneer
Real stone veneer on a chimney face, foundation skirt, or column adds a different look than brick and holds up just as long when it is set right. I install new veneer, repair loose stones on existing faces, and re-mortar joints that have weathered out. Around Marlton, Medford, and Mount Laurel a lot of homes have stone fronts or stone fireplaces from the 1960s and 1970s that need joints repacked and the occasional stone reset. The substrate prep behind the stone matters as much as the face. Water that gets behind a veneer face is what ruins the wall.
